The Next Generation of Mobile Real Estate Marketing ? Geofencing
I love that I get to talk about technology day in and day out. And because I am always on the lookout for the next ‘latest and greatest’ tech gadget – I am constantly amazed by the ideas I see!
Recently, I received an email referencing this article on what of the hottest new topics in mobile technology in regards to real estate: geofencing.
“A Geofence is a virtual perimeter on a geographic area using a location-based service, so that when the geofencing device enters or exits the area a notification is generated. The notification can contain information about the location of the device and might be sent to a mobile telephone or an email account.”
As it stands right now, geofencing is used to notify someone when someone (like a child) leaves a geographic boundary. Some employers use it as well as a tracking device for sales territory. The auto industry has used it as well to keep track of cars in a fleet.
So how does this relate to real estate? Imagine this:
“It’s Saturday morning. Joel and Rebecca are walking their dog through a neighborhood in Austin, TX. As they walk, they chat about the movie they saw last night, what they’re going to make for dinner, and the big trip they have planned for next weekend. You wouldn’t know it by listening to their conversation, but the couple is also house hunting.
They cross Brodie Lane when Joel’s cell phone buzzes in his pocket. It’s a text message. Joel says to Rebecca, “We’ve got a match from our real estate company. It’s only four blocks away. Let’s go see what the house looks like.”
Within minutes, the couple is outside the 714 Longview Rd. home. It happens to be exactly the type of home they wanted, in the exact neighborhood they wanted to live in. They call their real estate agent to set up a viewing.” (an excerpt from the above-mentioned article)
How is this possible? By combining geofencing, mobile phones and GPS technology.
I can see a HUGE possibility for this is real estate AND for web developers. Why? Because as of right now this technology does not exist for real estate! Personally as avid smartphone user, I would love to have this feature on my phone – especially if I was house-hunting.
I remember a couple years back when my husband and I were looking to buy a home. We’d drive around neighborhoods and say “We love this area – I wonder if there any homes for sale in this neighborhood.”
How cool would it be to have a mobile feature from our real estate agent: if we were in a neighborhood we were interested in – we could instantly be notified of homes for sale. There are a tremendous amount of possibilities.
From a marketing standpoint – any brokerage or agent who was able to get this technology would have a huge advantage – especailly if they do any targeted marketing to the Gen X and Gen Y group that are accustomed to this type of technology.
People are definitely talking about geofencing – here is the latest stream from Twitter with people chatting about it!

A Smarter Community ? ERA IBC 2010
Last week I was able to participate in an extraordinary and power-packed conference – the ERA IBC 2010 conference in Nashville (#ERAIBC).
ERA has done a really great job of re-branding themselves and truly embracing social media and web 2.0.
From their Opportunity Stations, to their Social Media Lounge, Twitter Sign-Up Station, Discovery Hub – it was clear that ERA is very focused on moving their brand and their agents into the ‘new way’ of doing business.
“Real estate is changing—it’s a new world for our industry,” says Charlie Young, president and chief executive officer, ERA Franchise Systems LLC. “Consumers are more knowledgeable, technology is delivering information that was previously inaccessible and the brokerage community is evolving in response to a new economic reality. At ERA, we are building ‘a smarter community’ of brokers and agents to meet the ever-changing needs of today’s consumers and real estate brokerage industry.”
IBC featured a variety of programs designed to enhance the learning experience and to help brokers and sales associates build meaningful connections that add value to their business. Specialized learning tracks featured education sessions, such as “Motivating Buyers to Buy,” “Make More Money with Social Networking” and “Seizing on the Recovery Market.” The sessions were hosted by industry experts and allowed ERA brokers to create a personalized plan to enhance their business.
I taught a one hour “Social Media Bootcamp” class where I coached agents through my “Top 5 Tips for Social Media Success” and helped to give them a simple and easy-to-use plan.
A highlight of the General Session was “Innovation Hour” with Inman News founder/publisher Brad Inman and ERA CEO Charlie Young. Brad and Charlie discussed innovation and technology in 2010 and what that means for the real estate community.
Personally, one of the best parts of the event was being able to meet and interact with the agents and brokers from all over the country (and the world) who came to Nashville. Some were not familiar with Inman News, so it was exciting to talk to them and let them know about the news we provide.
I know I am biased, but I am extremely proud to work at a company like Inman News where day in and day out, I get to see first-hand the award-winning and unbiased news that our journalism team puts together.

I love going to the movies. I love the whole experience; the popcorn, the soda, the previews, being a part of the big audience, getting caught up in the plot, etc. Being a big fan of marketing, I always love a movie a little bit more if it has a great business theme or does a great job at marketing itself.
Here are a few of my favorites:
Favorite Negotiating Movie
- Wall Street – Greed is good? Maybe not anymore (especially if you are a real estate agent) , but you have to love Michael Douglas in this. Did you hear a sequel is in the works?
Favorite Sales Movie
- Tommy Boy — No one has probably had as many objections as this guy. Need a boost on how to improve your listing presentation – or how NOT to do it? Then rent this one!
- Glengarry Glen Ross — ABC: Always, Be, Closing. Aren’t you glad you your sales manager or broker isn’t this tough on you?
- Boiler Room - A more modern version of Glengarry Glen Ross – this movie epitomizes what happens when the quest for money and power cloud your judgment.
Favorite Inspiring Business Movie
- Flash of Genius – Ever feel like it was you against the world? Its easy for a real estate agent to feel that way. In this movie, one man takes on the entire auto industry. This is a very inspiring movie (and true story) that makes you believe with persistence, anything is possible!
- Jerry McGuire – Help me, help YOU! Wondering what a mission statement is all about? Need help with your business plan? Looking to be inspired? Look no further!
Favorite Marketing of a Movie
- The Dark Knight and Cloverfield – Viral marketing at it’s best. These two movies looked beyond traditional media and created some of the most effective and entertaining viral marketing campaigns ever! Rabbit holes led to clues, that led to mysterious web sites and dedicated fans – these two movies are great examples of what can be done when you really think ‘outside the box.’
